Turn a Complex Legal Process into a Clear Path Forward
The New Jersey Foreclosure Mediation Program (N.J. Court Rule 4:64-1B) gives eligible homeowners a structured opportunity to negotiate with their lender and explore alternatives to foreclosure. Applying for or participating in mediation does not automatically stop the foreclosure case or sheriff’s sale. Any necessary stay or postponement must be obtained separately.
However, you may have already discovered that dealing with the bank is frustrating. Unreturned calls, “lost” documents, and confusing letters are the norm. We are here to stop the runaround.
Let Us Carry the Burden
When you retain Friscia & Associates, the first thing we do is take the weight off your shoulders.
-
→
We Handle the Communication: No more waiting on hold. We deal with the bank’s attorneys directly. -
→
We Manage the Paperwork: Lenders require precise documentation. We compile, organize, and submit a professional package that meets their strict guidelines. -
→
We Protect Your Rights: While we negotiate, we also ensure you are legally protected in the court system.
How We Prepare Your Application
The bank makes decisions based on math, not emotion. To get your loan modification approved, your application needs to pass their internal financial tests. We use a 3-Step Strategy to ensure your case is built for success.
We don’t guess—we calculate. Before we submit anything, we run the same “Net Present Value” (NPV) and Debt-to-Income (DTI) tests the bank uses. If there is a problem with your numbers, we help you fix it before the bank sees it.
The #1 reason for denial is “incomplete documentation.” We create a bulletproof application package. We track every submission to ensure the bank cannot claim they “lost” your file to delay the process.
We fight for terms you can actually afford. We aggressively negotiate for interest rate reductions, term extensions (up to 40 years), and principal deferment to lower your monthly payment.
Who Is Eligible?
The program serves eligible owner-occupants of one-to-four-family homes used as a primary residence. An active foreclosure case, required counseling and financial documentation, and other program conditions apply; homeowners currently in bankruptcy are not eligible for this court program. Mediation ordinarily must be requested within 60 days after service of the summons and complaint. After that deadline and before sale, admission requires a motion and court permission.
